Common questions

What's included in the rent?

On our bills-included properties the rent covers gas, electricity, water, broadband and communal cleaning. Where a property is not bills-included, the listing will say so clearly.

How much deposit do I need?

Deposits are capped by law at five weeks' rent and are protected with the Deposit Protection Service (DPS), a government-authorised scheme. You'll get the protection details in writing when you move in.

Do I need a guarantor?

Not always. It depends on your referencing outcome and employment situation. We'll tell you upfront rather than springing it on you later.

How long are the tenancies?

Most rooms are offered on a six-month initial term which then continues on a rolling basis. Longer initial terms are usually possible if you'd prefer the certainty.

Can I view before I commit?

Always. We never expect anyone to take a room sight-unseen. Get in touch and we'll arrange a viewing that suits you.

Who lives in the houses?

Our house shares are aimed at working professionals. We think carefully about tenant mix so the house stays a comfortable place to live.
