Property details, rents, room counts and availability are provided in good faith and believed correct at the time of publication. They do not form part of any offer or contract. Photographs and floor plans are for guidance only. Availability can change quickly — please confirm details with us before making any decision or travelling to a viewing.
Fees and compliance reports
Our fees are published on our Services & Fees page and include VAT. Third-party costs, contractor charges, licence fees and other disbursements are charged separately where applicable.
An HMO Compliance Report is an advisory assessment based on what is visible and disclosed at the time of inspection. It is not a statutory inspection, a fire risk assessment or a legal opinion, and it does not transfer any of the landlord's legal responsibilities to us.
Liability
We take care to keep this website accurate and available, but we do not warrant that it will be uninterrupted or error free. To the extent permitted by law we accept no liability for loss arising from reliance on the content of this website alone.

Complaints and redress
If you are unhappy with any part of our service, please contact us first so we can put it right. If a complaint is not resolved through our own complaints process, you can refer it to The Property Ombudsman, the independent redress scheme we belong to. Details of how to do this are on tpos.co.uk.
Money we hold on behalf of landlords and tenants is protected by Money Shield, a government-approved Client Money Protection scheme, and tenancy deposits are protected with The Deposit Protection Service.
